A Premium Short-Term Rental on the Farm

At the fall of 2025, we began evaluating the possibility of adding a short-term rental to Lapeyrouse Lands as another potential source of farm income.

The concept is not simply to place a cabin on the property and list it for rent. We want to test whether a relatively small lodging unit can become a premium destination when the surrounding land is intentionally incorporated into the experience.

The farm already provides many assets that are difficult to manufacture: privacy, wooded views, wildlife, trails, open land, quiet surroundings, and proximity to Auburn, Lake Martin, and other regional destinations. The question is whether those existing assets can be combined with thoughtful site selection, lodging design, outdoor spaces, and selected amenities to create an experience guests will value enough to pay a premium for.

The experiment will begin with evaluating the site and defining the guest experience before deciding exactly what to build. From there, we will document decisions involving the lodging structure, utilities, access, landscaping, outdoor amenities, privacy, furnishings, technology, branding, booking platforms, pricing, and operating procedures.

Once the rental begins operating, we will measure occupancy, nightly rates, revenue, operating costs, labor requirements, guest feedback, booking sources, and return on investment.

Just as important, we will evaluate whether operating a short-term rental fits comfortably alongside the other activities of the farm. Financial performance alone will not determine success. The time commitment, maintenance burden, impact on privacy, effect on farm operations, and overall quality of life will also be part of the assessment.

The goal is to determine whether premium farm-based lodging can become a practical and repeatable way for rural landowners to generate additional income from the land without fundamentally changing what makes the property valuable in the first place.
